A practical maintenance instruction should identify the installed aluminium product and coating, the location and exposure, the contaminant, the approved cleaner and dilution, the tool, rinse-water requirements, weather limits, access controls, inspection points and stop criteria. Begin with loose-dirt removal and the least aggressive compatible method. Trial it on an inconspicuous area and compare colour, gloss and texture before treating the visible elevation.

AAMA 609 & 610-25 covers cleaning architecturally finished aluminium after construction and during periodic maintenance, including painted rolled products and panels. ECCA likewise recommends selecting products and equipment that do not damage prepainted metal and thoroughly removing detergent residue. Neither source makes one recipe suitable for every coating, stain, sealant, adjacent material or site condition.

Define frequency from exposure and inspection, not one universal interval

Rain-washed faces, sheltered soffits, joints, ledges and areas near roads, industry or marine salts do not accumulate deposits in the same way. Set an initial inspection and cleaning plan from the project environment, geometry, accessibility, coating supplier guidance and warranty or owner requirements, then adjust it from documented site observations.

AkzoNobel's current pre-painted-metal care guidance connects maintenance with contaminant removal and warns against abrasive tools. ECCA's facade-maintenance guidance also cautions that excessive washing may do more harm than good. A calendar alone is therefore not the acceptance record: note what was present, which zones were cleaned, the method used and what the coating looked like afterward.

A six-step maintenance workflow

  • Confirm product identity, coating supplier and system, colour, gloss or texture, installation date, previous cleaning or repair and any warranty or project-care instruction.
  • Map the exposure and contaminant. Photograph representative and sheltered areas, joints, edges, drainage paths and any pre-existing damage before work begins.
  • Approve the cleaner, dilution, water quality, tool, dwell time, rinse method, weather and surface-temperature limits, access protection and runoff controls for the actual coating and adjacent materials.
  • Trial the least aggressive method on an inconspicuous patch. Let it dry, then compare colour, gloss, texture, residue and adhesion-related symptoms under representative light.
  • Clean controlled sections without allowing loosened dirt or cleaner to dry. Rinse completely with clean water and protect joints, sealants, glazing, other metals, landscaping and people according to the project method statement.
  • Inspect and record the completed area, unresolved stains and any coating change. Escalate defects or uncertain residues instead of repeating a harsher cycle without approval.

Keep cleaning, repair and recoating as separate decisions

Cleaning removes deposits from an intact finish. Local touch-up, corrosion treatment, sealant replacement and full recoating alter the system and require their own compatibility, preparation, colour, adhesion and appearance review. A surface that remains stained after a safe cleaning trial is not automatically a candidate for stronger solvent or abrasion.

FGIA's 2026 AAMA CW-10 update covers care and handling from shop to site, including inspection, fabrication, packing, unloading, storage and installation checks. Use that handover evidence to distinguish construction damage or residue from later service contamination. Responsibility and remedial action should follow the contract and verified condition, not an assumption based only on when a mark was noticed.
